4 Signs It's Time for a Roof Replacement

Is your roof looking a little worse for wear these days? Roofs take a real beating from the elements, and over time they can become damaged and start to leak. If you notice any of these signs, it may be time to consider a roof replacement.


1. Leaks or Stains

We tell customers that the most obvious sign that your roof needs replacing is if you see water stains on your ceiling, peeling paint or drywall, or actual dripping inside your home. Go into the attic with a flashlight and look for water stains or wet spots on the underside of the roof. Dark streaks on the roof shingles themselves can also indicate water is seeping through. Leaks mean your roof is no longer doing its job of protecting your home, and roof replacement should be a top priority.


2. Visible Damages

Take a good look at the outside of your roof. Do you see a lot of missing, cracked, or curling shingles? What about exposed nail heads where shingles have blown away? Damaged or missing shingles are a common reason for roof replacement, as they allow water to leak in. According to RubyHome, 33% of homeowners replace their roofs due to leak issues. Make sure you don't ignore any visible exterior damage.


3. Old Materials

Do you know how old your current roof is? We've observed that the typical asphalt shingle roof lasts around 15 to 20 years. If your roof is approaching or exceeding that age, it's likely near the end of its functional lifespan. Even if it's not leaking yet, it's best to take proactive steps and consider a replacement before you have major issues during the next storm. Don't wait until it fails completely and causes interior water damage.


4. Multiple Repairs

If you find yourself constantly calling for roof repairs, it may be time for a full replacement. Patching and replacing a few shingles here and there can help extend the life of a roof, but it's not a permanent solution. If repairs are frequent and extensive enough, the cost of a roof replacement may actually be less than continuing endless repairs. Don't keep pouring money into patch jobs for an aging roof.
